Nobody has to tell Boaz Feiner, the straight-talking president of Geranium  about the importance of location, but it also has to come with  lifestyle.

Geranium’s latest new home development, Belwood Estates, is a collection of luxurious estate homes on over 100-foot-wide lots. Set in a natural setting across from the soon-to-be revitalized Belwood Golf Club, and minutes from the Town of Fergus, it offers a serene, country lifestyle with modern amenities nearby.

And the way Feiner tells it, the site selection came out of a relationship with GolfNorth Properties, the two companies having worked together on a golf-based new development in Port Perry, Ont.

So, when a property located in the Fergus/Elora area of Wellington County, the former location of the Fergus Golf Club, became available, Geranium Homes jumped at it.

“We are very fortunate to be partnering with Golf North,” says Feiner. Having seen what a golf lifestyle can do for a community, he is confident of the new home site’s appeal.

Plans call for the Geranium/GolfNorth partnership to revitalize and rebrand the new Belwood Golf Club on the existing site of the former Fergus Golf Club.

A new clubhouse will be built and opened in spring 2025, and the golf course is being redeveloped under the expertise of renowned golf course architect Doug Carrick.

But it’s not just about the golf, Feiner sees it as a “lifestyle move”, people who move here will enjoy “the elbow room” that the larger, half-acre estate lots have to offer.

Furthermore, Belwood Estates is adjacent to Belwood Lake where the Grand River terminates; and parks, trails and conservation areas abound. Activities here include canoeing, kayaking, and fishing.

In an interview, Feiner describes his first visit to the area as quite “the unexpected surprise,” adding he is also impressed with the community aspects of the area.

Within a 10-minutes’ drive, Fergus offers everyday essentials such as dining, shops, services and a hospital. Nearby are the cities of Guelph via Highway 6, and Kitchener/Waterloo via Highway 7. Guelph has GO Transit for commuters into the GTA.

Also nearby is the village of Elora, which thanks to a restoration of the Elora Mill Hotel & Spa,  is a huge draw for tourists and local residents alike.

As for the homes, Belwood Estates will consist of bungalows and two-storey homes in three architectural styles: the Traditional Collection features brick and stone, with peaked gable roof lines for a classic and elegant appearance; the Farmhouse Collection showcases country flare with contrasting accents on board and batten siding; and the Contemporary Collection combines angular lines with flat-roof styling and modern windows in combination of stone and brick elements.

Each home is equipped with a rear yard loggia, cold cellar, and two- or three-car garages. Options include elevators, a five-bedroom layout and ground floor guest suites.
